What does foundation repair cost in Dallas?
Pier count, depth to firm bearing and any drainage work drive the number. Across North Texas, moderate residential repairs commonly land in the low-to-mid thousands, and whole-house corrections combined with drainage run considerably higher. Anyone quoting a price over the phone is guessing, because the number comes from elevation readings rather than the size of the house. Our on-site evaluation is free.
How many piers will my house need?
It comes from the readings and from where your house carries its weight, not from square footage. Pilings go along perimeter beams, interior grade beams and bearing points. A slab that dropped at one corner needs a very different layout from one that dished through the middle, and the difference between those two can be several thousand dollars. If two bids differ by ten piers, one of them is wrong.
What piers are commonly used in Dallas, and what do you install?
Pressed concrete cylinder piles and steel pressed piles are the two systems you will see most often quoted in DFW, both driven hydraulically until they meet refusal. Drilled bell-bottom piers show up on older work. We install Dura Lock XD®, our own tensioned segmented system, which holds each column loaded rather than letting it rest in place.
Can polyurethane foam injection level my house instead of piers?
Not a house foundation. Foam is a legitimate tool for lifting unsupported concrete like driveways, sidewalks and patios, where you are filling voids beneath a slab that carries no structural load. A house foundation has to transfer weight into competent bearing material well below the active soil layer, and foam neither reaches that depth nor carries that load.
How long should I wait to patch drywall cracks after leveling?
At least 30 days, and ideally through one wet-to-dry seasonal change. The house continues settling into its corrected position for several weeks after the lift, and small movements during that window are normal. Patching too early usually means patching twice. Expect to adjust a few doors during that period as well.
Does it matter which part of the Metroplex I live in?
It changes the diagnosis. East of the White Rock Escarpment the ground is chalk. West of it you are on Eagle Ford shale that weathers into heavy clay. Along the Trinity forks the surface is river alluvium, and parts of the mid-cities sit on ground that was engineered out of the floodplain. Refusal depth varies accordingly, sometimes across a single lot.
Can drainage fix the problem without piers?
Sometimes, when movement is early and driven by water collecting where it should not. Correcting grade, adding drains and moving downspouts can stabilise soil moisture enough to stop the progression. The elevation readings tell us whether that is realistic or whether the structure has already lost support and needs piers. We would rather tell you the cheaper answer when it is the right one.
What happens to my yard during the work?
Perimeter pier work means excavation along the beam, so sod and plants in a narrow band get disturbed. We backfill and restore grade afterward. Shrubs planted directly against the foundation sometimes cannot be saved, and we walk the property with you beforehand so you know which ones before anything starts.
